Our lovingly and sympathetically restored 4 bedroom Limousine French Farmhouse is for sale and offers tranquil living in a delightful hamlet of nine houses near to St.Léger Magnazeix . It is set in the heart of the beautiful, rolling Limousin countryside and yet is only a 45 minute drive from Limoges Airport with daily flights to the U.K.
Although quite rural the house is within easy driving distance to Magnac Laval, Bellac and La Souterraine. St. Léger is situated in the North-west corner of Haute-Vienne an therefore close to the departments of Vienne, Creuse and Indre. Set back from the tiny road which runs through the hamlet the house is surrounded by landscaped gardens and its very own meadow.
In the garden there is a small pond with one very large Koi Carp; a perfect spot to sit with a glass of wine. Should the French summer sun be too fierce there is a lovely, shaded seating area with a further water feature and alfresco dining. This is in the form of a pergola covered with grape vines. Outside of this cultivated garden area there is a paddock featuring a wildlife pond, much appreciated by our ducks and geese. There is also a well in the garden.
To the rear of the property is a small orchard with cherry, plum and apple trees. There is also a vegetable garden, just right for the good life. There is a second well here.
A hay meadow is prt of the property which we used just for recreation and relaxation but would be suitable for anyone wishing to run a small holding or keeping a horse, donkey, sheep or goats.
There are several out buildings within the grounds but these are in need of a little updating; an excellent project for the new owners. In the hay meadow is a byre where the previous owner housed a donkey. This now used to store hay & straw.
The property is set in terrain of 13,,889 sq.m. (Approx. 3.35 acres).
The ground floor consists of a huge, beamed lounge, (36 sq.m.) which has a large wood burning fire. This is a beautiful room, much admired by visitors. Running the length of one wall is a range of bookshelves fashioned from 200 year old oak. This wood was original to the house.

From this room you enter the lovely, beamed dining room, (18 sq.m.)which has a wide, oak staircase leading to the first floor. More of this later. The dining room leads to a very large kitchen,(32 sq.m.) in which are country style, hand built units constructed from ash and oak. Loads of wonderful work space for preparing all those ‘Cordon Bleu’ or ‘Bistro’ meals. There is a separate utility room, (8 sq.m.) adjacent.
From the kitchen you can enter the Lobby/boot room, (3 sq.m.) and from here you enter the downstairs bathroom, (7 sq.m.)
The upper level offers the possibility of five bedrooms depending on usage. The staircase opens onto a large landing area (19.2 sq.m.) currently used as a study. Broadband is available in the hamlet for fast internet connection.Through a door on the right of this you enter the master suite. The bedroom is large with a high, beamed ceiling.

The front window in this room offers beautiful views of the garden, meadow and surrounding countryside. A door leads to a large dressing room, (10 sq.m.) with built-in wardrobe and shelving. Next to this is the en-suite shower room (10 sq.m.)with vanity unit, toilet and walk-in shower.
Returning to the landing area a door leads to three further bedrooms. No.3,(10 sq.m.) is completely refurbished and very pretty. The two other rooms, No.2, (22.4 sq.m.) and walk through room, (8.4 sq.m.) need finishing touches.There is a large loft over all of these rooms which can be accessed by a large trap door and wooden fold-down ladder.
Attached to the house is a garage, (21 sq.m.) with a large storage space over.The garage houses the oil fired central heating unit.

This region holds a secret or two one of which is the Skiing. Skiing in France is a popular winter pastime and many visit an area that is little known to British Skiers who head mainly for The Alps. The area is Le Mont-Dore which is rated fourth after la Grave, Chamonix Mont-Blanc and Barèges for direct lift served couloir skiing.
